CB Richard Ellis, one of the world?s largest real estate consulting firms, brought out a press release in which the Anshuman Magazine?s Managing Director spoke about the real estate purchase. He said that because of the domestic demand driven market, the recent developments in the international front will provide good opportunities to homebuyers to fulfill their aspirations and invest in real estate projects. The recent global meltdown has created attractive investment options with the correction of prices in various real estate projects. This has made investment in property more accessible for India?s huge middle class.

Anuj Puri, Chairman and Country Head of Jones Lang LaSalle India, says that middle income residential property projects make a lot of investment sense. While this is good news, he also cautions investors to avoid putting money into projects that are in the early stages of completion since these could be plagued by delays. He also advises investors to opt for real estate projects that are ready or almost ready.

Types of Real Estate Projects

The following are the two types of real estate projects that one can invest on:

Housing
Housing is an integral part of property projects in India. As disposable incomes have increased and the concept of low cost housing has emerged, Indians have started improving their lifestyles. Not only are people upgrading their homes, they are also buying ?second homes? as investments. Economic slowdown coupled with unavailability of funds has led developers to slash costs and offer other services, such as parking for free. As demand steadily rises for housing, consumers are rushing to get the best deals available.

Commercial and Retail
In an interview published on August 24, 2011, Anshul Jain, the India CEO of DTZ, the global property advisor, told Nivedita Mookerji of Business Standard that the retail sector is now the biggest opportunity for property purchase in the country. ?In the commercial property space, the demand is pretty robust. There?s no significant slowing in the leasing business.? Investing in commercial real estate projects also helps investors recover their money through lease and rent arrangements. As India is becoming a global hub of IT products and services, global companies have entered the Indian market, raising the value of rentals and property. Numerous real estate projects are coming to cater to the demands of international and domestic companies. Investors can multiply their money by investing in similar projects.

Anurag Mathur, the Managing Director of Cushman and Wakefield, India, said that Indian economy, though closely linked to the global developments, is resilient. This makes the Indian property projects relatively cheaper and safer as compared to other markets. Both housing and commercial property is witnessing high demand.
