The exterior examination is looking for missing or torn shingles, broken or cracked flashing or any damp or moldy areas. If you have a tile roof, do NOT walk on it. That will lead to broken tiles that an expert will need to replace. Look for the places that water leaves the roof and see if there are any problems. Gutters, downspouts and drains should all be attached and free of debris. If you have a shingle roof, see if there is any material in the gutters that looks like large grains of sand. If you see this, that means that your shingles are aging.
If you see any of these problems, call for a professional examination. One thing to keep in mind is how old the roof is. Most shingle roofs last about 20 years. If the roof is in the 17-18 year range, for example, compare the repair cost to the replace cost. If repairs require that the shingles be removed so that the layers underneath can be repaired, a new roof might be the most cost-effective option. If the roof is only a few years old, damage was probably caused by weather and repair is probably the best choice.
